The National Home Watch Association defines Home Watch as a service that performs visual inspections
of a home or property, looking for obvious issues.
How Home Watch Works
While you're away from home, SunSitters visits your property weekly or semi-weekly, using state-of-the-art Home Watch software to provide timely details of each visit. You'll receive a detailed report via email after each visit, including a time-stamped and GPS-verified checklist, pictures, and comments. If action is needed, we'll work with you to ensure it's taken care of quickly and easily.
A few of the 50+ items we check during your routine Home Watch visit:
Exterior:
• Are all doors properly secured with no signs of forced entry? • Are windows free of leaks and/or forced entry? • Are there any signs of vandalism, theft, or squatters? • Is there storm damage or other visually obvious damage present? • Do roof and gutter system appear intact? • Are garage and lanai free from visible damage? • Are yard and surrounding area free of trash and debris? • Has lawn and landscape been maintained by your contracted service provider? • Are there signs of insect infestation and/or pest presence? • Have any exterior circuit breakers been tripped? • Is outdoor lighting in working order with timers properly set? • Does any mail, newspapers, or flyers need collected and/or forwarded? • Are all exterior water spigots turned off and free of leaks? • Is irrigation system in proper working order without visible leaks? • Do any exterior items need attention? (tree limbs, landscaping, fencing, gates, lanai/pool cage?) • Is pool/spa system in working order?* • Has pool/spa system been maintained by your contracted pool service provider? • Does water need added? • Do skimmer baskets need emptied? • Are filters running? • Are there visually obvious leaks in pool/spa system? *Please note: We do not test water, add chemicals, or provide pool cleaning services.
Interior:
• Is security system functional and connected to WiFi? • Are all windows locked with no signs of forced entry? • Are smoke/CO detectors beeping? • Are all lights & timers set to homeowner’s specifications? • Is A/C unit cooling? • Does thermostat/humidistat need reset? • Check and record temperature and humidity levels in main living area(s). • Are there any signs of water leaks or damage (ceilings, kitchen, bathroom(s), laundry room, additional water zones)? • Run faucets, sink disposals, and flush toilets to ensure proper operation. • Are any visual signs of mold or mildew present? • Are there any unusual odors present inside home? • Have dishwasher and washing machine been cycled on set schedule? • Is hot water tank functional (emptied & refilled on set schedule)? • Are refrigerators and freezers at client specified temperature? • Is ice maker off and empty? • Are any breakers tripped in the electrical panel? • Is hot water heater breaker turned OFF or ON in the electrical panel? • Is main water valve turned OFF or ON per homeowner’s specification? • Do any interior items need attention?
